Built by someone who sat the papers
MaarketLab Academy was founded by Dr. Thong Chi Wah — RISM Graduate Entry Exam graduate (2023/2024), now a Probationary Valuer, Probationary Estate Agent, and an Adjunct Professor in Generative AI. He sat the ten papers, and then built the support he wished had existed while he was sitting them.
The academy began with one observation: capable, experienced professionals sit this examination and don't get through — and almost never because they aren't clever enough. They prepared for the syllabus instead of the paper: reading widely, spreading effort evenly across ten subjects, and never once writing a full answer against the clock. That's a fixable problem, and fixing it is the whole job.
Most tuition sells the content. This programme is built around the examination — what a question is actually testing, what a passing answer contains, and how long it has to take you.
Under the commercial identity of MaarketLab Consultancy, registered in Malaysia, the academy exists to do one thing well: get you ready for the sitting, properly, once.

What the licences open up for you
Pass the ten graduate entry papers and you're in a position to pursue the routes below — each one a licence that sits beside the career you already have. Registration is its own process, and it's the professional bodies — not a tuition provider — who decide who is registered.
- Registered Valuer — valuing property for the clients who currently have to instruct someone else to do it
- Registered Estate Agent — acting in the sale and purchase of real property, rather than referring it out
- Registered Property Manager — managing strata and commercial assets where regulation is tightening
What we promise — and what we won't
This market is full of promises. Here's our published position on the ones we won't make — in writing, so you can hold us to it.
What we won't do
- Quote a pass rate. Nothing we could print is something you could verify — so we don't print one
- Claim RISM or BOVAEP endorsement, accreditation or “approved provider” status. We hold none — and we'd tell you the moment that changed
- Say you walk away with three licences. You become eligible to pursue the routes; the professional bodies decide the rest
- Name and disparage another academy to make a sale. The comparison is in the facts, not in the adjectives
- Use countdown timers or invented scarcity. The only real deadlines are RISM's application window and our own small cohort size
And what we will do
- Teach the examination as it is marked, with past-year questions worked in full
- Publish the price in full — RM1,200 per subject, RM6,000 per five-subject semester, RM12,000 across the pathway
- Tell you the difficulty straight: ten papers, a 50% pass mark, one sitting a year
- Answer the awkward questions — including how much longer the valuer route takes than the estate-agent route
- Let you watch us teach before you spend anything. The technique videos are free and ungated
- Tell you when a route is wrong for you, even when it costs us the enrolment
