You’ve built a career in law. Here’s the door to another one.
If the work you trained for no longer feels like the life you want, you're not alone — and you're not starting from nothing. Ten papers stand between you and a career in property, and the way you already read a document is a real advantage. We'll help you prepare, one semester at a time.
A direction that builds on everything you already know
You already know how property transactions are structured, how documents are read, and how much turns on getting the detail right. None of that is wasted — it's the foundation. What you add is the technical side: how value is established and tested, and the standards that work is held to.
- Valuation — how value is established, and the approaches banks, courts, developers and investors rely on
- Transactions — the sales and purchases you already understand from the inside, now from your own side of the table
- Property management — strata and commercial assets, where the rules are tightening and good people are wanted
Whichever direction you choose, the examination is the same ten papers. What changes afterwards is the path to registration — and we'll walk you through that honestly, so you can plan with your eyes open.

Three directions — and what each one takes
Each direction has its own timeline after the examination. Here they are side by side, so you can picture the years ahead before you commit to one.
What happens after you pass the examination
The examination is step one. Registration is its own process, handled by RISM and BOVAEP — here is how the three compare.
| Route | Sequence after the examination |
|---|---|
| Registered Estate Agent | Examination → probationary stage → serve the practical period → apply to be registered as an estate agent |
| Registered Valuer | Examination → Probationary Valuer → serve the practical period → Test of Professional Competence → apply to be registered as a valuer |
| Registered Property Manager | Examination → probationary stage → serve the practical period → apply to be registered as a property manager |
What you bring, and what you'll add
Law of Property is one of the ten papers, and it's the one most candidates find hardest. For you it is familiar ground — a real head start on the paper that stops other people.
The other nine are not law: valuation mathematics, building technology, economics, planning, maintenance and markets. New ground, yes — but you've learned hard subjects before, and you know how to be examined. We'll show you how this examiner rewards an answer.
- Ten papers, 50% to pass, one sitting a year — which is exactly why the plan matters, and we build it with you
- Written answers, marked against a pattern — structure and completeness, not eloquence
- Handwritten model answers at the scale the answer booklet actually expects
- Past-year drilling on the papers that carry the most marks

Built to fit around the job you already have
Questions you are probably asking
The Graduate Entry route requires an MQA-recognised tertiary degree in any discipline — it is not limited to property or surveying degrees. Whether your particular degree qualifies you, and what you must then complete to be registered, is determined by RISM and BOVAEP under their own rules. We help you prepare for the examination; we do not decide eligibility.
The sequences differ. The estate-agent route moves from the examination to a probationary stage and then to registration once the practical period is served. The valuer route adds a practical period as a Probationary Valuer and the Test of Professional Competence. Those timelines are set and published by RISM and BOVAEP, not by us — and we'll show you exactly where, so you can check them before you plan years of your life around them.
It plays to your strengths — which is why we don't spread your evenings evenly across ten papers. With one sitting a year, your hours should follow the marks, not the page count of the textbook.
Yes — the programme is built for it. Five papers per nine-month semester, live online classes in the evening, every session recorded, and tutor support over WhatsApp that is heaviest in the two months before the examination.
Independence. MaarketLab Academy is an independent tuition provider. We are not RISM and not BOVAEP, we do not set or administer the examination, we do not assess eligibility, and we hold no endorsement or accreditation from either body. Requirements for entry, examination and registration are governed entirely by RISM and BOVAEP — always confirm the current position with them directly. See the FAQ and our privacy notice.
