The RISM Graduate Entry Exam — published by RISM as the Graduate Entry Scheme (GES) — is an examination pathway administered by the Royal Institution of Surveyors Malaysia. It consists of ten compulsory subjects. Passing it puts a candidate in a position to pursue three Malaysian professional routes: Registered Valuer, Registered Estate Agent and Registered Property Manager. It is not a licence in itself: registration follows separately, under the rules of RISM and BOVAEP.

The Graduate Entry route requires a tertiary degree that is MQA-recognised, in any discipline — it is not restricted to property or surveying degrees. You do not need prior property experience. We prepare you for the examination; we do not determine eligibility, and we will always tell you to confirm your own eligibility with RISM before you pay us anything. If you hold a diploma or STPM rather than a degree, tell us — we will say plainly that this route is not the one for you, and point you to the bodies who can advise on alternatives.

No. The programme assumes no property background and starts from fundamentals in Semester 1. If you already work in property — as a negotiator, for example — you will move faster through the papers closest to your daily work, and we will tell you which ones those are so you can spend your evenings where the marks are.

It means exactly that, and we will not dress it up. Passing the ten papers puts you in a position to pursue the Registered Valuer, Registered Estate Agent and Registered Property Manager routes. It does not hand you three licences. Each route then requires a probationary stage, a practical period, and — on the valuer route — the Test of Professional Competence. Those requirements are set and published by RISM and BOVAEP, and we will show you where to verify them. The estate-agent route is the shortest of the three in sequence terms; the valuer route is the longest.

No. We are an independent tuition provider operated by MaarketLab Consultancy, Co No 202603109017 (KT0612804-A). We are not RISM, we are not BOVAEP, we do not set or administer the examination, and we hold no endorsement or accreditation from either body. The tuition is ours; the examination and the licensing rules are theirs.

Live online, in the evening, via Zoom or Google Meet. Sessions are interactive — you can ask questions in real time — and every session is recorded, so a late night at work does not cost you the class. Revision classes in the final two months focus purely on exam technique, past-year questions and model answers.

Each semester runs nine months and covers five papers, so the full ten-paper pathway is two years. We recommend the 5+5 route because it fits a working professional's calendar and mirrors the annual examination cycle. Attempting all ten papers in one sitting is possible for a candidate who can genuinely study full time, and it is not what we recommend for someone holding a job.

Complete study notes for every subject, written in exam-answer format rather than as a textbook; presentation slides that double as quick-reference memory charts; AI tutoring built on our own teaching notes; and handwritten model answers at the realistic scale the A4 answer booklet expects. The model answers matter more than they sound — most candidates have never seen a full-length answer before they sit the paper.

Yes. RM1,200 per subject, or RM6,000 for a full five-subject semester. Many candidates start with two or three papers to see how the workload fits around their job before committing to a semester.

That is who the programme is built for. Five papers across roughly thirty-six weeks, live classes in the evening, every session recorded, and tutor support over WhatsApp that is heaviest in the two months before the examination.

RM1,200 per subject per nine-month semester, which is the current rate against a standard rate of RM1,400. A five-subject semester is RM6,000 and the full ten-paper pathway is RM12,000, paid a semester at a time. There are no hidden extras and no premium tier to upgrade into.

No deposit scheme, and no instalment plan at present. Full payment confirms your place. We know that RM6,000 up front is the biggest single obstacle in this decision, and we would rather say so plainly than let you discover it in a conversation. If that changes, the change will be published on the fees page first.

RISM membership and examination registration fees, and anything set by RISM or BOVAEP at any stage of the licensing route. RISM's published examination fee is RM150 per paper, with a minimum of two papers a sitting — worth seeing now, so the whole path is in front of you before you decide. Those are paid by you directly to them — we do not collect them and we do not act as an agent. Classes are online, so there is no travel or venue cost.

Repeat support is RM600 per paper, covering access to the classes and notes for that subject, AI tutoring, and WhatsApp support through to the next sitting. You repeat what you did not pass, not the whole syllabus. Which papers you must re-sit is decided by RISM's rules, not by us.

Ten papers, a 50% pass mark, and one sitting a year. RISM holds that sitting in or about the month of August — and knowing that month early is what turns a long path into a plan. The papers are answerable — they are marked for structure and completeness rather than brilliance — but the annual sitting is what makes them expensive: a single weak paper can cost you twelve months. The candidates who struggle are usually the ones who studied the syllabus instead of the paper.

No. Nobody honestly can, and you should be sceptical of any provider who does. What we can do is teach the examination as it is marked, let you watch worked examples before you pay, and tell you plainly when a route is not right for you. If a provider quotes you a pass rate, ask them how it was measured, on how many candidates, and over which sittings.

No, and we have no plans to. A pass rate is only meaningful with a stated cohort, a stated period and an audit — and a small cohort makes any percentage meaningless. We would rather be judged on the method, which you can watch for free on the channel before spending anything.

Yes — WhatsApp access to your tutor throughout your enrolment, increasing in the final two months before the examination, when most questions actually come up.

We will point you to RISM's own procedures and deadlines and make sure you do not miss them, but your membership and examination registration — and those fees — are yours to complete directly with RISM. We do not act as an agent and we cannot register you.

Detailed calendars are issued to enrolled students. The structure is not a secret, though: weekly evening classes across a nine-month semester, with revision concentrated in the two months before the examination. Ask us and we will walk you through the shape of it before you enrol.
